What's in the Works

Trinity Financial and Comrie Enterprises are transforming the site at 20 S. 2nd Avenue into a vibrant new mixed-use development. Elements of the proposed project include:

  • 317-units of mixed income rental housing - including units targeted towards low- and moderate-income artists and working families

  • Development without displacement - bringing new life to an underutilized site and offering preferences for existing Mount Vernon residents and youth

  • More than 12,000 square feet of community facility space dedicated to innovative youth programming developed by our community partners - the City of Mount Vernon Youth Bureau and Youth Community Outreach Program (Y-COP)

  • 10,000 square feet of green open space in a signature courtyard, including approximately 4,000 square feet designated to an urban farming program

  • Administrative headquarters for the Environmental Leaders of Color (ELOC) program, providing information on environmental justice and access to green jobs and technology to the Mount Vernon community

  • Onsite parking with EV charging stations, carshare service access, bike storage and other multi-modal transportation options

  • Building amenities supporting our residents, our onsite artists community, and our community facility partners

  • Green building features including - zero fossil fuels, passive house design standards, geo-thermal heating & cooling systems, and photovoltaic energy generation

As a Transit Oriented Development (TOD), 20 S. 2nd Ave will adopt the best practices of creative placemaking, environmental stewardship and equitable development making this development the first step in creating a thriving, environmentally sustainable, transformative arts and mixed income community around the Mount Vernon East Metro North rail station.

What's Happening Next

Trinity Financial and Comrie Enterprises are excited to continue engagement with the Mount Vernon community. The development team has submitted a Draft Environmental Impact Statement outlining the benefits, impacts and proposed mitigation for the project. Public benefits

Artist Housing

There will be 17 live-work apartments with studio space designed for artists. Gallery space will be built into the development to create a sales opportunity for the resident artists.

Workforce Housing

The rental units will be priced to be affordable to working families, creating a true mixed-income development that benefits the local community.

Connectivity

The project will provide free broadband WiFi to its residents.

Pedestrian Streetscape

Community facility uses will activate the walking experience, and added sidewalk lighting provides a welcoming environment.

Job Creation

The development will create both construction and permanent jobs. Information on future job opportunities will b provided throughout the development process.

Transit-Oriented

The project is a 5-minute walk to the Mount Vernon East Metro North Station, encouraging use of public transit and reducing the need for vehicular transportation.

Accessibility

All apartments will be accessible or adaptable for residents with mobility impairments.

Community Space

This project will include approximately 12,000 SF of youth-oriented community facility space.

Storm & Flood Protection

The building will be designed with many resiliency features that will allow true shelter-in-place capabilities during prolonged power outages.

Green Building

20 S. 2nd Ave will be designed to utilize no fossil fuels, and will incorporate green technologies such as geothermal heating and cooling, waste heat recovery and solar PV.
